Outliers, by Malcolm Gladwell states that 10,000 hours vested into something is a benchmark where a person becomes an expert at whatever it is that they are doing. At 2:10 PM on October 29, 2013 I hit 10,000 hours on lot and land sales. It took me just over four years.

Since I began selling lots, I have tracked the hours that I have worked in an Excel spreadsheet. Early in my career it was simple really. I wasn't making a ton of money; therefore, I could not track my success in dollars. I needed something to keep me going so tracking hours was it. There was nothing sexy about the time spent. However, these hours forced me to learn and appreciate what it is that I do.

About 2,000 hours in I had a "self intervention". I had barely made enough money to pay my bills so I asked myself, if this, right here is as good as it gets throughout your entire career; do you still want to stick with it? The answer to me was, "Yes", and since then I have not looked back.

Market Update: New construction and land development are strongly moving along in the second quarter of 2015. In the Des Moines metro, new construction sales were up nearly 17% from a year ago. The average sale price of a new home is $296,000, which is up about 7.5% from last year. This is more than likely due to increased lot costs, increased labor costs, and increased materials costs. Land developers and builders are still anxiously trying to find the answer to affordable, new construction housing (under $250,000) in the highly-coveted western suburbs.

At age 27, and just five years out of the University of Iowa, commercial broker Nathan Drew figures he has received a graduate degree in the Greater Des Moines real estate market just by working through the recession and the problems that lingered.

Drew started out building houses in small communities after graduation, then joined Iowa Commercial Realty. About the time he graduated in 2008, the multiheaded Regency development companies, at the time the state's largest home builder, were closing their doors. In the process, Regency walked away from the Michael's Landing mixed-use development in West Des Moines.

Arbor Lake is a beautiful neighborhood located in Pleasant Hill. When I initially listed Arbor Lake, I had 28 home sites and the adjoining 46 acres to sell. Since then, we have sold 14 home sites and the adjoining 46 acres to a developer. More home sites are now being developed and the neighborhood is building out nicely. Walk-out home sites backing to the lake are still available. Prices in the subdivision range from $34,900-$105,000.
